Hawthorne House

I just finished a project that I am so proud of. A good friend of ours and local Realtor, Lance Williams, was preparing to list a home in South Tampa for a family that had already relocated out of state. He thought I could help update the property and after seeing the home I knew it would be a fun and different project to take on. After speaking with the owners they designated $15,000 towards changes and away we went! Oh, did I mention we just had one week???

We got straight to work painting throughout the interior of the home as well as the exterior. New carpeting was installed in select rooms after the paint was completed. Next it was onto the kitchen. We moved the waterline so that the refrigerator was able to be moved within the kitchen. The countertops were replaced along with new hardware added to cabinetry. We kept the cabinets the same just repainted inside and out. Once the redesign of the kitchen was complete I had all new stainless steel appliances installed that we purchased from Famous Tate. The refrigerator was also upgraded to one with an ice-maker due to the waterline move.

Throughout the home we added new light fixtures and fans as well as repaired doors and windows that needed it. In the bathrooms we repainted the walls and cabinets, added new lighting, replaced mirrors and gave them all a good deep clean to truly let them sparkle with the new changes!

While all this work was going on by us we were also working around the AC being replaced! You know they loved working side by side with us!! ;)

Once the work was complete we were able to start moving the furniture and artwork in. I furnished various rooms with furniture, art and accessories from my Showroom at no additional cost. The finished product looked amazing! We were all so excited and proud of the work we had completed. Once it was complete Lance listed the home and presented it in the weekly Broker Caravan - which is for all the local Realtors to preview new listings. The home and the mini "makeover" were a hit!!

The end result was beyond our expectations! The home had a signed contract in less than one week for very close to list price! It is closing in just a few weeks!! Wow! I can not stress how much hard work was put into this home - at one point I was even out there painting the picket fence!!

Due to the quick sale of the home and interest in the furnishings I have decided to host a Showroom Design Sale at the house this Saturday. All the furniture, art and accessories will be on sale and marked at great prices. Please swing in and take a look around as well as share the event with anyone you know that would be interested! This will be a great opportunity to pick up some fabulous pieces at prices you'll love even more!!

Year in Review

December 2012

(disclaimer - if reading this be prepared and comfortable.  It will take awhile.  Kathryn said this is not a blog entry but rather a short story)

Merry Christmas!  I am packing up to head off to three different cities for the next 10 days and I am determined that I am going to make my first blog entry ever.  I want to take a few minutes to discuss this past year and how much I appreciate the fact that I have the best JOB ever.  I love it and I love it because I get to do things that I love to do and I get to do them with people that I love to be with…what could be better than that??  I thought that the best way to start this was to think about some of the new people that have come into our lives this year through Pat Pankow Interiors…

I love that I got to help a great family that was getting to move into a new house but their husband/dad had been asked to go and help his country out for a bit of time.  I got to see them in action.  They are amazing.  The mom is a whirlwind of beauty, kindness, energy and lots of love all in one.  The children were thoughtful, respectful and lots of fun and sweetness. Their extended family was everywhere with mops, hammers, blowers and lots of sweetness.  Their church family was everywhere with meals, lawnmowers and sweetness.  Sweetness keeps popping up because this is one of the sweetest families ever.

I love that I got to meet a darling new couple that were fixing up a new house and they let me have lots of free rein to do so many beautiful things (just as long as it was all cat friendly).  I really loved them the very best until the wife asked me if I thought that the guestroom bed was too high for the husband’s elderly parents. I probably do not need to tell you that his parents are younger than me! :)  Their bill did go up a little.

I love that there are First Communions...that is the only time that I get the opportunity to be with another of my favorite families. Sorry to say there is only one more child :(  Hopefully we can redo the kitchen on that one…

I love that I got to completely redo a great house while another new friend left to go on vacation.  I had only met her twice and I have still not had the privilege to meet her husband.  That is TRUST and I love it.  I am also very happy to say that they were pleased.  I was on pins and needles.  I really should take away that last sentence – it is a very old lady expression.

I love that one of my favorite males got married this year.  He also opened a new business.  All about the same time.  I love this guy and his beautiful new wife but I promise you I am going to have to toughen up a little.  Our small showroom was turned into an upholstery shop for a few days as we fumbled around trying to get some new covers done for his grand opening.  I think we had ten minutes to spare.

I love that I get to meet some unbelievably wonderful new people that seem to just come out of nowhere.  A new family moved into Florida and met another of my all time favorites at a gym or something like that (I know very little about those places).  Anyway, she casually asked about a decorator and next thing you know she has been whisked off to a small event I was having at the showroom.  Great timing!  She is originally from Mexico so I was able to use the five Spanish words effortlessly that I know after living in Miami for 17 years.  Rather pitiful.  But back to point - this family has two teenage girls that have been moved to Florida from Texas.  Not the easiest time to move but you should meet them.  Amazing family!  The first time I met the girls we had absolutely changed their house up since they left for school.  The older one came in and probably wondered who we were and what were we doing but acted lovely and then went upstairs.  All of a sudden the most beautiful guitar music started and then the voice.  I promise it sounded like Norah Jones. The dad sings too and they have about 10 guitars.   How do I get so many fabulous families?

The other favorite person that introduced me to the above Von Trapp family is so fun, loving and good that you have a hard time thinking there is anyone that great and then you find out that her whole family is the same.  Husband: amazing.  4 Children: amazing.  They teach parenting classes and it is for real.  I want to introduce them before the next class and say “They really do this at their house.”  This person even made me cookies with my blue P on them at an event at the showroom last week.  They were so beautiful that unless you were giving me a $5,000 purchase you probably didn’t get one.  Did I mention that she was also sick and still brought them down?  And she does not live close.  I love my job!

{By now no one is reading most likely…maybe you should take a little break…I want to be finished too but I have more to tell!!  Everyone is probably hoping that I do not take up blogging and that I just concentrate on decorating but I just can’t stop until I mention another phenomena…}

Strong Women.  I love them!  I have them all around me.  This year about ten percent of our income came through commercial work.  I love that.  It is totally different and I hope to do more.  A very large percentage of this work was with women owners or managers.  Love that.  Strong, capable, cool women.  Also quick decision makers and very trusting.  One very special lady allowed me to take her special family pieces and mix in some fun contemporary ones that just made both look outstanding.  Her home was changed but it was still so much her home.  I loved getting to be in Dallas several times with a great company that owns apartment buildings and fix up their clubhouses, sales centers and models.  I have probably done a hundred models so it was super nice to do that again.  I so enjoyed two law partners as we spruced up their new building.  They are fun, bright and caring women.  Another very talented entrepreneurial person has let me help on a couple of her new offices.  She even lets me put up some very cool large edgy paintings that look great.  I appreciate women and the strengths they have and all the juggling that they do.

I am leaving out so many others that mean the world to me. One cool guy let me put pink chairs in his living room.  Another super savvy guy helped lift and tote heavy mirrors and window dressings so that it was finished before his wife was brought home with their fourth baby that afternoon.  Another two favorite husbands are picking up presents for their wives this afternoon (hope they love their gifts!!).

The number of people that keep coming back to work on another project is so encouraging because it means that we keep getting to see you.  That is what we want - to have you in our lives and be our friends and keep trying new things that make your homes and business be inviting.

It is hard to think that this little business in the middle of a uncertain and sluggish economy has thrived but it has.  We have worked hard but that is not the reason that this has been a good year.  Each of you have been our cheerleaders.  We are so thankful for that.  I remember one time when Gerry and I were having our quiet time and we were thanking God for the people that have come to us and one of us said that we should ask God to send us people that we can help - not just ask for people that will help us.  That has been our prayer ever since.  I hope that we have in some small way helped others because all of you have been unbelievably meaningful to us and we treasure you.  At the end of this year we are excited about you and your lives.  New babies are being born and new opportunities are opening up for so many of you and we are so proud. You have let us into your homes and into your lives. Thank you! 

We wish each of you a Merry Christmas and a very healthy and happy successful New Year.  We will be keeping all of you in our prayers and look forward to seeing you soon.

Dear Santa...

It's that time of year again!!! Ok, maybe not quite yet - but almost! And, I will now officially start talking about all our just great gifts we have for the Holiday season since Halloween is officially over. I cringe at the site of Christmas decorations up in stores prior to Halloween but now that I am officially in retail (pop-up retail, that is!) I can understand it! So, with that being said - wow! do we have some wonderful items in both locations. Anything from smaller hostess gifts to gifts to yourself (ie a new lovely piece to sit and relax on after a hards day of work - even better if it was a custom upholstered Glider by Four Seasons!). Now, me personally - I have a problem buying for others and not getting a little something for myself while at it. That whole mantra "its better to give than to receive" is just phooey to me! People just say that so someone else will feel that joy of giving - by giving them a gift! It's way better to receive...which is why we are offering Wish Lists at both locations!

Yay!!! I can hear the collective cheers and gasps right now! As well as the husbands resigned sighs. So, lets make the gift giving easy this year (and maybe it will be better to give!) and come into either the Tampa or Fredericksburg location and write up your Holiday Wish List! We'll have it all nice and organized so your loved ones will just need to come in (or call/email/text/carrier pigeon) and pay for it. And, did you know - we take credit cards now?? That is our gift to you! Its the gift that keeps giving...in the form of rewards points....

Showing a little Tampa love...


I've been so focused on the pop up venture that I have shown little to zero attention to the HQ...Sorry Tampa! There are some great new arrivals that I have not highlighted at all. So, here's a photo collage of what's come in as of late as well as some other pieces we've moved around and re-grouped. Enjoy!

I'll kick off the pictures with these metal angels. This picture does not do them justice. They are AMAZING! We've waited almost a year for these gems and let me just say - they were so worth the wait! These will be gorgeous in someone's home for the Holiday season.



These nightstands are phenomenal. They are stunning and could be used as more than just a nightstand due to their size. We have two of them in the showroom.




Another great piece we got in is this console table which is from the same company as the nightstands.



The console has a glass top along with a hidden drawer.


We are so thrilled to have our Four Seasons collection complete. If you are looking for an upholstered piece of furniture let us know! We have three glider chairs (in two styles) and one of their sofas. These may be some of the most comfortable chairs and sofas you have ever sat in! They've also got so many different fabrics and colors to choose from so you can pretty much find anything you are looking for!


Love this black and silver combo of the lacquered chairs with the silver and black table.


We've got so many fabulous lamps and tables in right now!







Another new arrival. This mosaic like table is so pretty - would be an excellent addition to a beach home or beach inspired home!


Pat spent this past weekend in High Point, NC at Market getting even more goodies which I will share as they start arriving!

Welcome to my home....er - I mean, store...



Hi! Remember me? I promised I would be better about blogging - well, I am still working on that...among some other things. Have you heard?? Our pop-up is officially in business! I am so happy to say our doors are open - so, please - join me on a "tour" of our new place!


Come on in and take a look around...



We are blown away at how perfect all our items went into each room. This truly was meant to be!


Our "dining room" off the living room was a perfect place to showcase both our fabulous game table (shown with top on) and....



...gorgeous daybed. You know - just in case you get a little tired after playing a rousing game of Poker (or in my case, Hearts).



If that game is a real doozie we've got a KING sized bed to rest on. But please remove our pretty white Matelasse bedding first!

Can you believe that this transformation took place so fast? It's truly amazing!



We even have an entire room dedicated to our smaller gift items and accessories!



These scarves have become such a hit with the weather cooling off!



Recognize the dresser? It made the trip too! Currently housing our scarf and tunic inventory not displayed.

Another Chair Rehab

These two chairs have been a labor of love! I picked these up this summer and took my time on them wanting to make them perfect. It took a lot of sanding, priming, painting, drying and repeat a few times. We had them re-upholstered with a fabulous fabric I found that I thought would be the perfect fit. Needless to say, they came out looking EXACTLY how I had hoped they would. They are going to be a great addition to any room!

All complete! (Sorry - not the best picture for the 'After' shot!) What you can't see is that the chair also has the back upholstered too - so the chair as a personality from both front and back views!



I've found a new chair that is my next daunting labor of love project that I am slowly starting. And, by slowly starting I mean pulling off the original fabric which was hideous. Which I then realized I forgot to take a 'before' picture! Agh! I kept the fabric so you can use your imagination to what it looked like. Can't promise that it will be complete any time soon due to this other "small project" we've got going at the moment! :)
